Absolutely wonderful experience
Me and my partner had the most wonderful time and experience here. Both Lee and Mair were amazing! They made us feel right at home, welcomed us with open arms and made sure that if we needed anything it was not a bother. The food was splendid and fruit salad was delicious. The bed and pillows were extremely comfortable. I suffer with a bad neck so finding a comfortable pillow doesn't always come easy. I couldn't recommend this place enough! We wish we could have stayed longer! Definitely will be coming back. This was my first B&B experience and I am extremely pleased and excited to return.Thank you for such a wonderful stay, please keep doing what you're doing!

Great B & B
We stayed at Rockstone last week.What a fab place to stay, Mair and Lee were there to welcome us, keen to offer help and advice.The breakfasts are delicious and individually cooked.Very comfy beds and a quiet night.We took advantage of the excellent IoW bus service (using our bus passes for the first time) to go out in the evening to nearby restaurants returning by way of the equally good taxi service.I highly recommend a stay here.

Rockstone Cottage Booking Terms & Conditions

Rockstone Cottage is a family home, run as a Guest House, offering bed and breakfast.As we are not a hotel, we reserve the right to accept and refuse guests according to our Booking Conditions.By making this booking you are entering into an agreement with us, so please read our terms & conditions below.

Payment:
The price of the accommodation is per room per night and includes breakfast.A deposit equal to the first nights stay is payable upon booking.The deposit will be refunded only in accordance with the cancellation conditions.
Full booking balance will be automatically taken from the credit card used to secure your room, on the morning of your arrival. Payments accepted by debit, credit card and BACs.

Breakfast: Breakfast is served between 8am -9:30am

Acceptance of children:We are an Adults only premises – unfortunately we cannot accept children under 18 years of age.
No Smoking Policy:The premises are a smoking free area.Any guests smoking on the premises will be asked to leave and to pay an additional cleaning charge.
Damage - we reserve the right to charge for any damage caused and additional cleaning costs required resulting from your stay.

Booking procedure:We ask you to provide us with your postal address and contact telephone number.Failure to provide valid information may result in us cancelling your booking. If you contact us by email we respect your privacy and will not share your email address.

Cancellation conditions:
If the booking is cancelled 30 days or less before arrival, then a charge equal to the first nights stay will be made.
If the booking is cancelled 7 days or less before arrival, then a charge equal to the full booking amount will be made.
In the event of a no show or booking reduction made after arrival date, then the full cost of the booking will be charged.
By making your booking, our agreement is a legal contract.If you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance.If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it, less a £10 administration fee.
We would recommend that you take out cancellation insurance to cover this cost.
Non-availability of accommodation: We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation.If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

Arrival: You may check in from 3-6pm on the day of arrival, unless agreed by prior arrangement.
Access to rooms: We clean & service all rooms daily unless requested not to. We hold master keys to all bedrooms and will only enter to service the room, or to carry out any necessary essential maintenance.
Departure: Please be ready to leave by 10:30am on the day of departure, unless otherwise arranged.We will provide you with an invoice upon request via email.
Bedrooms: Our rooms accommodate a maximum of 2 guests per night.
Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or any employees or contractors whilst acting in the course of employment.
Unacceptable behaviour: Rockstone Cottage is a place to relax and unwind.Anyone under the influence, or who appears to be under the influence of alcohol or drugs may be refused entry or asked to leave.Threatening, abusive, or anti-social behaviour will not be tolerated and anyone demonstrating this kind of behaviour will be required to leave immediately.As will any guest that misuses our property or gives us cause for concern for our safety, or that of our guests.Guests will be liable for the full cost of the booking if we are unable to let the room.
