Thank you for choosing to book with Rockstone Cottage. We look forward to welcoming you. By making a booking you are entering an agreement with us. Please read our terms and conditions of booking below.
Booking Terms & Conditions
Rockstone Cottage is our home. It is a Guest House, not a hotel and we reserve the right to accept and refuse guests according to our Booking Conditions stated below. Advanced booking is essential as we close for our own holidays and days off.
Prices: The price of the accommodation includes breakfast. Rates are fixed at the time of booking. One night stays - we reserve the right to charge an additional £2.50 per person per night at popular times.
Pets: Sorry, we do not allow pets, except for registered assistance dogs.
Acceptance of Children: Sorry, no children under the age of 12.
No Smoking Policy: The entire premises including the grounds are a no smoking area. Any guests smoking on the premises may be asked to leave and/or pay an additional cleaning charge.
Cancellation and Insurance
By making your booking, our agreement is a legal contract and your deposit is non-refundable. If you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance.
If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it, less a £5administration fee.
Please note that your deposit is not refundable. We would recommend that you take out cancellation insurance to cover this cost.
Non-availability of Accommodation
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation. If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.
Arrival
Your accommodation will be available to you from 2 pm on the day of arrival, unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing your rooms.
Late arrival procedure
Please ensure you contact us no later than 6 pm to let us know if you will be arriving late. Guests may arrive up to 10 pm at night.
Departure
Please be ready to leave the accommodation by 10.30 am on the day of departure, unless otherwise arranged. We will provide you with an invoice, payable on departure for any additional services you may have used during your stay.
Damages and Breakages
Please take care when staying in our property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of £25 if you did not report this.
Liability
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Unacceptable Behaviour
Guests who are under the influence, or appear to be under the influence of alcohol or drugs may be refused entry or asked to leave. Threatening, abusive, or anti-social behaviour will not be tolerated and guests will be required to leave immediately. As will any guest that misuses our property or gives us cause for concern for our safety, or that of our guests. Guests will be liable for the full cost of the booking if we are unable to let the room.
We do not accept bookings for Stag, Hen, wedding parties or similar events.
Privacy Policy
Any data collected during the course of this booking may be stored on our computer(s). With your permission we may from time to time contact you about promotions and offers. We will not share your details with any third party.

Laundry Service
We regret we are unable to offer a laundry service. We will however, dry wet clothing for walkers and cyclists.
Rockstone Cottage Guest House
Rockstone Cottage is our family home. We are classified as a Guest House as we offer bed & breakfast to more than 6 guests (currently up to 11). We run Rockstone Cottage without any staff, except on rare occasions when we need some extra help. We have been assessed and rated as a Four Star guest house by Quality in Tourism. All our rooms are en-suite. You will have your own room and front door key so that you can come and go when you please, but we generally expect our guests to be out exploring the island or visiting friends & relatives during the day. We offer a high standard of accommodation, but we are not a hotel.
